The "Woodbridge" community consists of 36 family townhomes (1500 to 2100 sq.ft.), the majority of which are owner occupied. The first phase of the complex was originally built in 1983. It is considered to be one of the finest townhome projects in western Nevada County. The Woodbridge Townhomes are self-managed by volunteer board members elected by the homeowners.
The board meetings of the Woodbridge Homeowners Association are normally held monthly. A notice of the date, time and location of the meeting will be posted at the mail box cluster near the entrance to Bridge Way, and on this website (under "Meetings"). If you have any concerns, you may attend the board meetings, or contact a board member. Meetings of special committees will also be posted under "Meetings".
Monthly Homeowners dues should be paid on the 1st day of the month. Please try to submit your payments within the first 10 days of the month. Dues are currently $320 per month.
With the complete payoff of our loan for the roofing project, effective January 1, 2013 the dues were reduced to $320 per month. This was accomplished with no special assessment.
Any dues received after the 15th of the month will be considered subject to late fees.

Dues are for monthly expenses (maintenance, gardening, etc.) as well as for the reserve account for contingencies. A portion of the dues are deposited in a money market account as well as a certificate of deposit (CD) to help save for future expenditures and avoid special assessments. Even though we have gone through some challenging times, we do not foresee the need for an increase in dues, nor any assessments.
